The Federal Housing Administration (FHA) makes it possible for Americans with lower incomes and imperfect credit ratings to purchase a home. FHA loan limits were recently increased so that larger loans can now be obtained.

FHA is not a mortgage lender.  They’re a government agency that provides mortgage insurance for the FHA loans that lenders make.  For a loan to be insurable by the FHA, it has to meet certain requirements set forth for approval.  One of these requirements is in the form of maximum mortgage limits.

If you don’t have cash for a 20% percent down payment, or have less than perfect credit, FHA loans offer several benefits you can’t get from a conventional loan from Fannie Mae or Freddie Mac. FHA loans only require a 3.5% down payment and the borrower can still get a great interest rate, even if their credit score is less than 700.

There are 697 counties in the U.S. with elevated FHA mortgage limits set above $331,760.  Certain states like Arkansas don’t have any areas with elevated FHA limits, while other states such as New Jersey are entirely composed of counties eligible for elevated limits.  Some areas of the country with elevated FHA mortgage limits include Philadelphia, Miami, Houston, Dallas and Chicago.

Certain areas outside the continental United States with extremely high housing costs may be eligible for an exception to normal high-cost FHA limits.  Eligible locations for the ultra-high FHA loan limit are located in Hawaii.  In these locations, FHA limits are permitted to be up to 150% of the national maximum ceiling amount, allowing FHA loan limits to reach as high as $765,600.
